1. How much needs to be done to my house before putting it on the market?
This can be an anxiety-producing question to ask yourself which is precisely why you should ask us instead! The answer will vary, but after we meet and we've toured your home together we can disarm this loaded question by figuring out the answers to smaller ones. For example, what is your ideal timeframe for selling? What amount would you like to list your home for? What's the potential return on your investment for selling as is versus completing a few projects before putting it on the market? We'll sort through these answers together and make a plan.
2. How much is my house worth?
This is a question that requires careful analysis of many variables. It's always best to partner with a local and experienced agent as they can more accurately assess the nuances that make your home especially valuable. That said, as a baseline you should know the current median value of a NH home is $248,400 while in Maine, it's $234,900. When we meet to discuss the best list price, we'll go over other similarly-sized homes in the area that have recently sold and determine our strategy from there.
3. How long will it take to sell my home?
Right now, available inventory is low for homes near the seacoast of NH and in southern Maine. This is good news for sellers! Homes are selling faster than they did 5 years ago. When a home is correctly priced for the current market, it usually goes under agreement within a month and closes within 60 days. Some close faster. We'll discuss this on more detail when we meet.
4. Is staging really important?
On average, a staged home sells 88% faster—and for 20% more money—than a home that's not. The reason it works, of course, is it gives buyers a "stage" onto which they can play out their home-owning fantasies and envision themselves living in your home. 5. What do we pay our realtor?
